New Year. New Opportunities.

As we enter the year 2022, we are happy to inform you of the exciting new developments regarding the City of the Future 'Givat Adumim' (Mitzpe Yehuda) in which more than 1,500 land units have already been purchased.

 

The approval of the "young settlements" is expected to take place in the upcoming several months, and many investors are choosing to take the opportunity to purchase land in the planned Orthodox city near Jerusalem before the price hike.

The future city is less than 15 minutes from Jerusalem and has a completely sage access road. The fact that Design City - the largest mall of its kind in Israel - is merely five minutes away, will also affect the attractiveness and employment opportunities in the vicinity of Givat Adumim.


In recent years, no new Orthodox cities have been established, so this development is coming at the perfect time to address the housing shortage of about 55,000 units in theOrthodox communities around Jerusalem. The new city in Givat Adumim near Ma'ale Adumim is about 12 minutes from Jerusalem and will constitute a major solution to the Orthodox housing crisis.


Indeed, the Israeli public is voting with their feet and choosing to invest in this project. Ronen Avi Keisar, the Marketing Manager in Israel says:
 

"So far, more than 1,500 units have been sold out of 3,000 lots that are currently available for sale. The land prices are increasing every six months. According to expert appraisers, in the region, the land in Givat Adumim is expected to more than double its value in the next two to three years"



Gad Gabriel, from The Jerusalem United Fund, says that a land unit in Givat Adumum is currently being offered at a particularly attractive price. The current price is $46,000 per 100 sq meters while the appraised value is actually $76,000 per 100 sq meters.

According to all the estimates, the process of regulating the "young settlements" will begin in the year 2022. The city's infrastructure planning process has already begun and when completed, the price of the investment will skyrocket. Those who have purchased a 400 square meter bundle will not be required to pay the cost of construction and/or any infrastructure work. Thus, at a price of about half a million NIS, they will have an apartment in the new city near Jerusalem.

Several professionals have been monitoring the project's progress since its registration. Electrical engineers, landscape architects, infrastructure, and road planners alongside consultants are working to advance and expedite the process.

Former Minister Uri Ariel, who served as Minister of Housing and Minister of Foresign Affairs, was elected to oversee the project as project manager. Uri Ariel is well acquainted with the venture and attaches great importance to its establishment, and therefore believes in its success.

In addition, the charter AMANA movement that deals with construction initiatives in Judea and Samaria and has built thousands of homes has taken upon itself to assist and advance the planning process. 

In a few years, the city is expected to contain about 4,000 housing units and about 20,000 residents. In addition, the Israeli government is planning to develop over 10,000 housing units for about 50,000 residents on government-owned land as part of the same project.
